Building Codes

NEC 2023 β€” NFPA 70

National Electrical Code

The NEC governs all electrical installations in residential and commercial structures. Key sections: 210 (Branch Circuits), 230 (Services), 250 (Grounding & Bonding), 406 (Receptacles), 422 (Appliances). AFCI required in most living areas per 210.12. GFCI required per 210.8 in kitchens, bathrooms, garages, outdoors, crawlspaces, and unfinished basements.

IRC 2021 β€” ICC

International Residential Code

The IRC governs one and two-family dwellings. Key chapters: R301 (Design Criteria), R302 (Fire-Resistant Construction), R502 (Floor Framing), R602 (Wall Framing), R802 (Roof Framing). Span tables in R802 and R502 tell you exactly what lumber size you need for every span. Stairways regulated under R311.

UPC / IPC β€” 2021

Uniform Plumbing Code

The UPC governs water supply and drain-waste-vent systems. Key: minimum pipe sizing by fixture units, trap within 24" of fixture outlet, vent sizing per Section 906, T&P valve discharge routing, minimum 40 PSI / maximum 80 PSI water pressure. DWV systems must be tested at 10 PSI before close-up.

TCNA / ANSI A108

Tile Installation Standards

TCNA methods specify substrate, waterproofing, and installation requirements for every tile application. Wet areas require waterproof membrane β€” ANSI A118.10 or A118.12 compliant. Shower floors require minimum 1/4" per foot slope to drain. Cementboard must be spaced 1/8" from tub or shower pan.

IBC 2021 β€” ICC

International Building Code

The IBC governs commercial and multi-family (3+ units). Key for investors: occupancy classifications determine fire separation requirements, means of egress widths, and sprinkler requirements. Chapter 10 governs egress. Mixed-use occupancies require fire separation assemblies per Table 508.4.

IECC 2021

Energy Conservation Code

Sets insulation R-values, fenestration U-factors, and building envelope requirements by climate zone. Blower door tests required in most jurisdictions for new construction. Air sealing at top plates, penetrations, and rim joists is critical. Know your climate zone β€” it controls minimum insulation requirements.

Mechanic's Lien Law

Contractor & Supplier Liens

Any contractor, sub, or material supplier who provides labor or materials to your property can file a mechanic's lien if unpaid β€” even if you paid the general contractor. Protect yourself: require lien waivers (conditional and unconditional) from every sub and supplier before each payment. Know your state's lien deadlines β€” they're strict and unforgiving.

Contractor Licensing Law

License & Bond Requirements

A licensed contractor carries a bond β€” if they abandon your job or cause damage, you have a recovery mechanism. Always verify license status through your state's contractor licensing board online. Get the license number in writing on the contract. Unlicensed work on permitted projects can void your homeowner's insurance and create personal liability.

Permit Law β€” IRC R105

Your Right to a Permit

A building permit is a public record. You have the right to apply for your own permit as a homeowner in most jurisdictions β€” you don't need a contractor. Work done without required permits can result in fines, forced demolition, and insurance claim denial. Never let a contractor talk you out of pulling a permit.

FTC Rule 16 CFR 429

3-Day Right to Cancel

Under FTC rules, you have a 3-business-day right to cancel any contract signed at your home if the contract is $25 or more. The contractor must give you two copies of a cancellation notice. Send cancellation via certified mail, return receipt requested. This applies to most in-home estimates that result in a signed contract.

RESPA / HUD

Property & Lending Rights

RESPA prohibits kickbacks between settlement service providers. When financing renovations, lenders must provide a Loan Estimate within 3 business days. Construction loans require draw schedules tied to inspections. Know the difference between a lien release and a lien waiver β€” one is retroactive, one is prospective.

State DTPA

Deceptive Trade Practice Acts

All 50 states have consumer protection statutes. These protect against false statements, hidden fees, bait-and-switch, and failure to perform as contracted. Many states allow recovery of attorney fees and up to 3x damages for willful violations. Document everything: get every quote in writing, photograph progress, keep all contracts and receipts.
